Oh, and I am pre approved for more.than 100k so I guess if I have to go a bit over it's okay, just trying to downsize and save up

Thank you all for the replys! I am excited because I thought I wouldn't be able to convince my spouse that house hacking was okay because we have kids but when I started to explain the numbers on a duplex, she seemed a lot more ready for the idea. I am now looking for duplexes! And I am starting to understand agents more. Buyer and seller agents. For some reason I thought they were all the same. Anyways, there are not many duplexes on the market as of now, but isn't spring the time the most real estate gets listed? Thank you all for your help! I'm hopeful for these upcoming months!

Okay that makes sense. I just felt like I was not dealing with someone who was being dishonest, and when my dad, who knew some things by just looking at the property, I was told the real truth. But I will look more into. I have looked at one house so far in my life to buy and that was the only one so I guess I'm pretty new at this. I am listening to the book how to get started in real estate by Brandon turner and josh. In chapter 5 he says there are some good ways to find good deals, so I will read that and see what I can come up with. I just want to downsize and not pay so much in rent, either buying a small house or renting a small apartment. Thanks for the answers! And thanks for helping me

I had looked at a house with whatever agent was supplied for the house. It was a foreclosure and it was lipsticked so I thought it was good. Agent made me believe like it was all good as well, and definitely overlooked a lot of details (or left them out). I saw the house a few Day after that with the same agent but I brought my dad (architect) and he pointed out many many flaws and he pointed out the foundation was cracked and basically said it would cost at least 10-50k to fix and said don't buy it. When my dad started pointing out flaws, real estate agent all of a sudden said "oh I just learned this last night" and "remembered" things my dad pointed out (or she thought he might figure out I'm assuming) like oh it had a fire before and black mold etc. My point is I am looking to buy a house for cheapish (100k<) but does it matter if I just go with a random agent, or should I find a good one, or just find a deal and who cares about the agent. I'm not even sure where to begin to find an agent.  I'm also wanting to find a house and buy it for at least 80% or lower than it's real value and have it be a good rental for future. But  I guess I wanna know if you guys think it matters or not if I get a good agent or just a random?
