Hello everybody, I am consistently checking Loopnet but I haven’t had any luck in the past month or so. How can I get access to more deals, besides the MLS? I was thinking of going to my local realtors and asking them to let me know when deals first appear. Any input would be appreciated, thanks.

Hello everyone, I’ve been thinking about real estate as usual. I have no credit nor “real” job yet as I’m still in school so seller financing seems to be my most favorable option at the moment. The question I have is this, is it possible to negotiate a seller finance deal with no money down? Perhaps suggest to forward all income to the owner until the 20% has been paid off. Is this a realistic scenario or is it impossible? If this doesn’t work I also have the idea of taking out a HML for the DP, if the numbers allow me to.

Hello everybody, I was just curious as to what cap rate would excite an experienced investor at a real estate event. Also curious, if we go 50/50 that means I’m going to have to pay my half of the down payment before I can collect income right?

I am fairly new to real estate and I have been studying immensely with a passion. There is an event in Manhattan this weekend, I’ve been checking Loopnet religiously for new 16+ unit properties every few hours. If and when I do find a good deal, how can I go about proposing it to more experienced investors with capital at an event. I have no capital and no experience. What do I need to do to sell myself, how can I form a syndication?

Hello everybody, I was wondering if it’s possible for me to get a mortgage from a bank after a year of paying off the hard money loan. I currently do not have a credit card or any credit but I am in the next week. Would a year of profits from a property be enough to make me eligible for a mortgage from a bank with no credit?
