hi everyone! we need your help to choose the business entity that is appropriate to our goals in REI. my partner and i are focusing on multifamily home rentals with sec8. we are trying to build passive income and maybe do flips on the side in illinois where we reside. do you think we should incorporate our business name with LLC or S-corp?

i just closed a deal at oregon last week and i reside in illinois. just tell the realtor, loan officer where you live and they will find a title company near your place. and the guy from the title company will call you to schedule and meet up with you during the closing. and the guy will mail all the signed forms to the lender. after they receive it. the seller will sign as well and mail you all the final paperworks signed by both parties!

 hi john! thanks for the encouragement! i am not familiar with the process but trying to learn hard.  we submitted our offer already and still looking for a lawyer to represent us. the story is this. we are going to purchase a certificate from a non profit org. but what bothers us is why they did not obtain the title while they have the certificate for almost 2 yrs. the bldg was abondoned since 2013. and no one is claiming according to them. the next court hearing will be on dec12 or 17 i believe.. do you had previous experience with this?
