@Cerise Goldberg are you able to live in it for a year and purchase it as your primary residence? You could get a conventional loan with a low down payment or do a house hack and live in one side of a unit.

@Joel Espinoza I am just amazed how difficult it is to find a go to resource of wholesalers. I always hear investors say they got a deal from a wholesaler but I was guessing they may find the investor. One day I will def make it to a Meet up!

I was wondering if there are any resources for finding experienced wholesalers. Currently, I am looking in the Inland Empire in California. Thanks for any info.

Hello.

I have a client looking to buy a multi-family income property. His brother is a first time homebuyer and he is not. They would both be on the title.

Is it possible to for the brother to live in one of the units for a year or more and still be eligible for any 1st time loan programs in order to be eligible for a low down payment.

If not, what would be the alternative?

@Jeff Kao thanks. Saw it but I was wondering what investors will do in order to protect themselves now and on the future from the effects of the law...it definitely does not incentivize investment in rentals.
