Thanks for the feedback, these are helpful perspectives. I've already noticed that some agents have been challenging to get responses out of (likely they have the mentality where they don't want to bother working with unrepresented buyers). Further, I own my properties with a partner. He is very adamant about having no representation and I'm on the fence about it (hence the post). He is a strong believer that better deals could be had if we have no agent and the selling agent isn't splitting their commission. However, this sounds great in theory, but how often (if ever) do deals actually work out this way?

Hi everyone- I own a few rental properties in Portland Maine. I'm in the processing of adding to my portfolio and this time decided it wasn't worth it to me to work with a buyer's agent. As I check out properties and open houses, I keep hearing from other agents that I really should be working with an agent. I know the market well and work as a CPA full time so I have a good handle on cap rates etc. I really don't see any benefit in working with an agent given that I'm more then capable to set up showings, run cap models, etc. I'm questioning whether this is actually good advice (working with a buyers agent) or if those agents really are trying to drum up business and have their best interests in mind. Please advise. Mike
