Hello recent college graduate considering purchasing a Duplex in the Boston area. Quincy to be more specific (I work in Dorchester). Im currently renting a one bedroom apartment for $1400 and the way the cost of living is trending out here, owning makes more sense and house hacking intrigues me.

So several questions I have is:

Is anyone house hacking successfully in the Boston area? How much of the mortgage do your tenants cover?

How much did you buy your property at? Current listings on Zillow place Duplexes at $600K in the Quincy area.

Whats the proper way to calculate the monthly mortgage? Different sites give different calculations for the same $600k loan. (Ideally hope to get an FHA loan with 3.5% down payment).

Thank you in advanced. Open to any advice anyone has

So I'm 23 years old, just graduated college this past may and racked up roughly $35k in debt. I was fortunate to find a great job making $50,000. I'm living out near Boston, MA and long story short I'm looking to get into real estate investing as a side hustle in the near future the thing is I don't know where to start. My mom is selling her home and promises to give me a slice of the pie (probably $20k). Do I focus on paying student loans first or looks towards finding a property to invest in? I appreciate any ones input and advice. Thank you
