Thx much for your reply. I'm getting the prop inspected on stucco specifically now, but have yet to find the contractor that will take care of it if problems are found.

Hi all, 

A business buddy and I are currently working on buying an investment property. but the inspection uncovered some potential problems with the stucco (full findings below). 

Any recommendation for a stucco contractor that can evaluate the issues?

- " The moisture content of the stucco was tested on the north side of the house with a non invasive moisture meter. The moisture content increased as the meter was moved down the wall. The stucco is in contact with the ground/rock on all sides of the house. ...the drywall in the NW corner of the master bedroom was sometimes "mushy". "

-" Cracks were observed in the stucco . Damaged stucco was observed around some windows"

Although late, I attended the round table, and can say that I haven't learned as much by hours and hours of reading as I did in on hour at this event. Basically, there were different tables (tax, insurance, financing, investor, real estate attorney, agent, etc) of presenters. Attendees would sit at one table for 12 minutes, and then needed to move to the next one. So you could ask your own questions (I had two or three), or sit down and listen to what other people were asking. Besides getting your specific questions answered, great for making contacts as well

Thanks much for all who contacted me privately. All the 3 specific recommendations that I received were for FirstBank, which is the option I'm likely to work with.

I recently got an offer for a triplex accepted (Denver). 

I do have preliminary financing lined up for the purchase, but since this is the first time I will be getting an investment mortgage straight to an LLC (I have financed all my previous properties through conventional mortgages on my name, but have reached the limit for number of properties that can be financed through personal mortgages), hope that I can get recommendations for bankers/brokers (so far, I only got options for ARM 5, ARM 7, and 15-year fixed loans)

Denver area. 

I charge $45 per adult, and use tenantbackgroundcheck.com to run background checks and credit reports. In the past, I used a service that allowed potential tenants to authorize the background check directly in the service's web page, but with not a lot of success. 

Main reason for charging an application fee is to weed out prospective tenants that are not serious about the property
