I could see pulling out a HELOC or similar and using that cash for 1-2 down payments on some higher-end properties or 3-4 down payments on some lower end properties. If I was in your position and wanting to stay invested in the Twin Cities I would agree with James Hamling and try to look in outer-ring suburbs that still have some good values.

I'm looking for a reliable contractor in the northwest area of the Minneapolis suburbs for flooring work, drywall and kitchen work.  I'm looking to rehab the place to make it renter-ready.  Any suggestions?

Hello fellow  Minnesotans! I'm closing in on my first deal and I want to set up an appointment with a good real-estate-minded CPA to make sure I've got my bases covered.  My primary strategy is buy-and-hold at this point.  Anyone have any recommendations for a CPA?  I'm in Eden Prairie so something somewhat in the area would be preferred.  Thanks for any help you can provide!
