Was hoping for better results with this post but not surprised by the lack of options

I'm budgeting about $150K-200K for the reno, so hoping the job size can lure a contractor. I've called about 13 and gotten calls back from only 3 who were interested in any type of work. (7-8 had right on their voicemails that said they're not taking any new work?!)

I've got a relationship with several contractors in Chicago area from my other projects, so might offer some of them a % above to go down and do the work if no better options come. Might cost a bit more but I know they type of work they do and it sounds like the options down there are pretty slim.

 This is a great suggestion.  There are many out there who do really good work at a decent price.  

What’s the timeline? 

 Likely looking around 4-6 months.

Hi All/BP-

I'm under contract on a home in Gatlinburg that I'm looking to do a decent amount of reno work to. Mostly interior cosmetic (floors, baths, kitchen) along with an exterior deck.

Does anyone have any recommended GCs (or subs) that they've worked with out there?

Also- thanks to all that help on these posts. This is my second STR purchase (after the first in Palm Springs), and this forum has made everything a lot easier..
