@Linda S. I agree, we have seem an unsustainable appreciation of 7% for three months, however, I still think investing based on cash flow is the strategic way to go.

Here in Lubbock TX, we've continued to see an increase in population. However, we are a small city (230K - 250K) and within a couple of minutes you can come across rural property. I've been seeing a mixture of people wanting to buy a house and have 1-2 acres, within city limits.

I do not think we are going to experience anything like 2008. The two things that are helping the real estate market is the number of foreclosures and the stringent lending requirements compared to 2008.

For Lubbock Texas

I think short-term rentals will take a back seat to flipping, this is because we appreciated 7% for three months in a row. However, with a strong medical industry, University, and growing population, short-term rentals will be a strategic method for investors.
