@Charlie Cameron I've been hanging my license with a realtor for about a year now and originally I felt that I could work my current job and buy/sell for others.  I've found that my current job is too high maintenance and i'm dog tired at the end of the day to focus time to real estate.  I feel like I'm just kicking the can down the road another year if I stay in my current situation.  It's a huge gamble I'm taking.  I know myself and I won't fail at anything I put my mind to.  I'll make some mistakes but I'll eventually become really good at investing.

I currently manage a lot of different moving parts so I'm skilled in that area.  They will be different moving parts that I have to learn.

I'm excited, nervous, and terrified all at the same time!

I appreciate the advice guys.  I have a lot to learn.  I'm trying to be a sponge right now.  I'm looking at single family homes right now but I also like the idea of buying a multifamily home and living in one of the units.  

This is all uncharted territory for me and I have been in analysis paralysis.  I  feel like I will be able to get a really good deal soon and I want to take advantage of that.

I'll update my profile but I live in Hollywood Beach Florida.  I like this area a lot and more family is moving down here. 

Trying to be a sponge right now and i'm wide open for any advice.  I'm not trying to reinvent the wheel but learn from all of you.

I'll look into house hacking... I'm open to pretty much any sort of investing.

Hi All,

I have been reading a lot of information on this website the last couple of days and I wanted to introduce myself.  My name is Mike and I'm an Army Veteran who recently got his Real Estate license.  I'm with a broker but have been too occupied to dive in until recently (Covid).

I'm currently a teacher doing online classes at home and have a lot of extra time. I want to transfer fulltime into Real Estate investing. I'm not completely interested in buying and selling homes for people but moreso for myself and family. I want to buy, renovate, refinance, and rent homes. I got my REL because I figured it would give me flexibility, personal access to the MLS, but also collect commission when I purchase for myself or for family members. I also want to be the go to person for veterans when they're using their VA Loan.

I've been renting (wasting money) the past five years and I'm over it. I want to purchase my first home with my VA loan, fix it up, refinance into a traditional loan, and eventually rent it out.

I also feel that I might be able to find more good deals given our situation with Covid.  Although many people are struggling I feel like i'm in a good position: Veteran, Agent, Bi-weekly Salary until August.

If you were in my position how would you go about making the change from your salary job to fulltime Real Estate investing? 

Or am I stupid for thinking this is possible?

Any advice would be greatly appreciated.
