This is not a full time gig for me the $80000 was just pulled together in short term through equity and cash. I will be continuing to save as well. Im looking to start out small I'm just currently looking at some highly distressed properties that i can get below 100k and BRRRR for now. Mainly looking in central PA been watching the MLS, Zillow, and Realtor.com App for leads I am in no means in a hurry to rush. I feel like the BRRRR method would be the best for someone in my skill set since i work for construction company and I have subcontractors for every facet around me to either get good labor i need or do it myself.

Thank you for reaching out with the HUGE amount of info and direction you have supplied. I am trying to stay focused on one method for now just to try to limit any major risk of screwing up what I'm getting into with how fresh I am in this. I am currently reading Buy, Rehab, Rent, Refinance, Repeat by David Greene and its a great book. Can have all the knowledge in the world though but until its applied and repeated successfully leaves ya a little scared to pull the trigger haha. 

I have started to try to build a team though been talking with a local realtor and i am gonna start looking at properties to get my scope of work and what it costs, figuring my ARV, and calculating whether the properties will give good equity or cash out. I'm a little past the house hacking age/point of life. We have 3 kiddos with a 4 bedroom house and moving us around isn't something I'd do but trust me I wish I would have had this in front of me in my early 20' that would have been a blast!

Hey all. Been on here awhile been waiting to get some capital for our first investment. Finally have a decent amount aside to invest ($80,000) looking to do a BRRRR strategy in Central Pa to get the ball rolling if anyone knows any agents good with investors or properties in distress I can love :) Happy Holidays everyone

@Kyle McCorkel thank you for the welcome, sure we will meet at some point in the near future. Looking at local meet up's already thanks to some others great referrals as well.

I checked out your site: realliferentals.com and was looking through your investment stories. Hats off for getting things off the ground and growing. I too would love to get to a point of "early retirement" as I like to call it. I'm 36 now and would love to get to a point by 45 that we can enjoy our lives with our children and family. Thank you and congrats to you as well on the second on the way and yes they are quite the motivation! 

Would love to pick your brain as well sometime see what your thoughts are.

@Brandon Neiss, thanks for reaching out as well I am open to learning as much as I can about REI any all info from fellow investors is welcome. I do want to attend some local meetings to get to know individuals successful in REI, backgrounds, experiences, etc. For now I am trying to stay within the buy and hold. I feel if I can get 5 in the next 2yrs netting $200+ p/m cash flow I would feel that's a success to start. I do have a client from my daily grind who is big into sheriff sales as well who asked me to go with him to one to learn process and see how that actively works so I am gonna look at that for some good future buys as well. I just listened to podcast #82 with @David Krulac and found out 75% of his buys are from this area. Great Podcast by the way David lots of good info and you are a great local heavy hitter from what I'm learning. Again thanks to you all for your offerings and insight!

Thank you as well @David Krulac & @Travis Wylie! I have since downloaded meetup and joined the LIMG & CARPOA groups on there. I appreciate you both reaching out to me and giving such direction so quickly in our local network. I am comfortable on the managing and construction side of things I just truly need to learn best ways to find great deals local, best ways to fund the projects, the logistics of a couple different methods. A lot of homework ahead and hope to pick your brains shortly at one of our local functions!

Thank you for reaching out @Travis Wylie, and the insight about the local meetups I will definitely need to get to one! I'm still trying to decide the best way to fund my first and which to do first? A single family home doing the BRRRR strategy or just get a flip under my belt. I want to due both eventually but want to funnel into one first to become efficient, believe process is key. If you don't mind me asking what are your areas of concentration?

Hi everyone, my name is Mike I'm from Camp Hill, PA. I am currently a Project Specialist for a Fortune 40 company I estimate, contract, sell, and manage projects for about 200 people a year. I been in this job for about 5 yrs now and love what I do for people and helping them better there quality of life in their home. I also do have a lot of remodeling knowledge and experience as well.

I am at a point in our life together with my wife and our family I'm looking to grow my avenues of income and diversify. I have a huge interest in growing a buy and hold rental portfolio as well as active flows of income with rehabbing homes and selling as well. I currently have not "broke the seal" yet thus far I am researching a lot of investment options in the funding area, and networking.  We just bought our home last year and Ive put a lot into that for our family and we have been blessed with a new addition to our family last August. I have been in a bunch of webinars recently, been studying discussions on this great site, became a pro to be vested in this future and would love insight from any all. I am a sponge ready to soak up some great knowledge.
