Update: Couldn't move forward with the deal. Numbers just didn't work out.

Hello biggerpockets,

I have found a 24 unit complex for sale that is mom and pop owned. After using the bigger pockets calculators I think it a good deal but I wanted to ask you all what documentation I should request from the current owners before making my decision? Thank you.

Relatively inexperienced millenial investor. I bought my first house in 2017. Held it for about 13 months and made around 40k when I sold it. I used the profit to pay off some bad debt and now I can begin anew. Looking to pick up my first multifamily property in the DC, Southern MD, Northern VA.

I Am curious to hear people's stories about property management. Good or bad. For those of you that use 3rd party property management, what are some of the needs your PM has trouble fulfilling? What do you consider to be the greatest benefit of 3rd party PM's in your personal situation?

Should I use my tax refund to pay off my credit card or should I use it toward funding my first deal? I am paying the card no problem but kind of wanted to eliminate it all together. That being said, it will take me quite some time to save up the amount of money the government is sending my way.
