Hello, Everyone 

I have a piece of commercial land that I am looking to sell so I can reinvest in other avenues of Real Estate what is the best way to market this particular type of real estate I have a real estate agent who put it on the mls however I think that's all he has done

How can I generate more interest and target the right investors looking to buy commercially zoned land?

Well my short term goals is to build up cash reserves through wholesaling for a fix and flip project, long term is to create some passive income, so right now for me I would like to wholesale but the I guess the rental property calculator has me second guessing a bit

The numbers are the ARV would be around $120,000 purchase price if it's a cash deal would be $67,000 the property needs about $30,000 in repairs, I have checked a few sites such as Sec. 8.com to get an idea of current rental rates in the area and since this a duplex (2/1 752sqft each unit) I rentals at 900 to 1000 a month for similar sized units on there but based conservative at $800-850 per unit so around $1600-1650 gross/mon ,monthly expenses: $1420 so I just get a little lost in putting all of the pieces together

Hello, Everyone 

I currently have a duplex under contract in West Palm Beach,FL and I am going back and forth on whether to wholesale the deal or keep it to try and do my first buy and hold deal I normally wholesale my deals but I am interested in doing my first buy and hold as well, I don't have any experience with it at all I have been trying to use the rental property calculator but I keep getting a wide spectrum on cash on cash return not sure if I am doing it right since it's my first time using it. I would like to wholesale it but there is a small side of me that would like to try and do my first buy and hold deal any advice on how to handle the situation?
