Steven I am as we speak in escrow for a rental property that I’m expecting you and the team at Smartland to manage for me. Please tell me that in the event this happens to my property you’re approach will be a little more aggressive as I am out of state and placing my trust in my PM company.

@derekjanssen makes sense thank you. How do like the PHX area? Do the #’s still work well with SFR Investments? I live in the Los Angeles area and have been interested in AZ as its in my backyard.

Fellow investors, I’d love your experienced input. I’m moving forward on my second rental property and I’m curious to know if you find it best to put down 20% and take advantage of as much leverage as possible or if you find 25% is better. I’m aware that more leverage generally gives a greater COC return however my theory is that putting 25% down minimizes potential risk/exposure and increases CF. The COC difference is about 1% less. Im looking at this from the standpoint of hedging my risk. In the event there is a total vacancy or potential repairs that are higher than expected I’d feel more comfortable knowing that my PITI payment is less. I’m also considering that in the event rents drop or home values decrease I’d still possibly be able to see positive CF. These are my thoughts however I’d love to hear from the pro’s here. Jay, thank you so much for the advice. I do agree that making the trip out there is a wise idea. I’m glad to hear your thoughts on the owners. Also jokes aside I do wonder whether Lebron leaving will impact the rental market/economy in Cleveland. Any thoughts?

Fellow investors, I’ve been working with Tom from Smartland for the past few months. Looked at a few properties and given my parameters I feel the return I’m looking for is doable with them. I’ve researched them here and looked at any and all reviews I was able to find. So far hey check out however I was unwilling to move forward until given the opportunity to chat with a few current investors. Tom reached out to a few that were willing to speak with me but I have yet to receive a response to the emails I’ve sent. I reside in CA and I am very hesitant I move forward without speaking to current investors. I have property in CA and TX and looking to expand my portfolio. I’d very much appreciate some insight from the BP group as I value your input. Thank you in advance. -Mike
