@Evan Polaski I would like to have all three parts of the business doing better. I want a portfolio of rentals and notes as well as be wholesaling a minimum of a deal per week. We have just changed our cold calling company and got two deals our first day. I understand what you are saying about employees though, I just know that I cant do the all the different marketing and the sales calls and the finances and dispo marketing etc etc by myself, but I also know that i can hire VA's for a lot of that. My biggest problem (I think) is clear thought processes, and clean systems. Having never run a successful business before this Im not sure what my road map is, I have tried using many others and they sometimes help but often times just add more difficulty and confusion or chaos.

@Rick Pozos Thank you for your response. We have a library of books including traction among other favorites. How to win friends and influence people, Rich Dad, Rich Dad's Unfair Advantage (highly recommend) among probably 60 more or so. I hate reading so I have them on audible but we also have a library in our office. I believe we are close to the gold too. Speaking with my wife again on the subject of what is missing, she says I have a way of building relationships with people like no one she has ever seen and that is why I can close deals. She says that what is missing is my public speaking ability and confidence and they go hand in hand. She seems to think that if I fix those "I would be unstoppable and be at the top of the real estate game" (I dont know that i see it but she is my wife and probably knows me better than I know myself so I should probably listen). 

How do you fix confidence?!?!?

I have been running my business (mostly wholesaling) from deal to deal for just under five years now. Usually, but not always, just a step or two ahead of the bill collectors (personal or business marketing or what ever). I have taken more courses that I can count and have gone to more REI events than I can name. I have gotten an office and hired people on commission just for them to leave because they weren't making money (I want to pay them but no one gets closings but me and I dont know exactly how i do it, i just talk to people). I don't know if I need one on one mentorship with someone walking through my business and coaching me or if I just need business management skills or what. I am really tired and really stressed but I am still willing to put in the work. I have had nervous breakdowns and stress more than I ever imagined before, along with several large wins, the company owns one note and one rental and is in the process of closing on another rehab to hold as rental (I started this business with an unemployment check in March of 17' [$200]). My wife and i still have our office and are both working the business and have a cousin that has had to take another job but is still working with us on the side. I am ready to take this thing to the next level and be able to take care of my people and help more people. Any advise is welcome. NOT LOOKING FOR TRAINING PITCHES!

I have a an agent "on my team" but as luck would have it one of the agents under her in her agency is the listing agent so I don't really want to go through them to get to much info. I would rather avoid any conflict of interest type circumstances. I will do what yall are suggesting though for sure. Thank you for your help. Oh, and yes the ARV is what im trying to get.

Hi, I am working on my first deal and am needing a little help with running a comparable analysis. If there are any investor friendly agents out their I could really use some help with running an address too, as I don't have my own comparable properties yet.

I am new to investing and would like to meet some veterans in my area to meet with or talk to. I am in Decatur tx. About an hour north of Fort Worth. I would like to find a mentors but need to at least meet some like minded people.

I am strongly considering purchasing the program. I own a Design/construction company (very new company). anyway, I think with my knowledge and experience in this end of it This would be a good fit. I have always had a passion for real estate and like a lot of you, my monetary situation is bleak at the moment. I have a fience and her daughter and I have a 15 yo daughter myself and am desperate to change things monetarily. I'm no stranger to hard work as I put in 15-18 hours a day right now with little reward (I tell myself it's because my company is so young) I was laid off from a good construction safety job in January so I took everything I had and put it in AML.

For those of you that have completed the program, would you recommend it? I don't really have the money for it but just one deal and its paid for (I can justify just about anything haha)

Also, one of the biggest setbacks and worries for me is investors or capital (using other people's money since I have none). They mention that they actually give contacts for that. Can anyone verify that and that they legitimately work and will fund a buyer or whatever the case may be?

Monica, your story is inspiring and had some good tips. Al Neal, thanks for the tips also. I'll check it out.
