Never have you tenant take care of a problem. Hire professional help and bill it to he tenant.

I was going by the fact arv was only 70k. So should most likely be standard sized single hung windows. On a nicer or much larger house then you can def get up there in price with fancier and more windows. 

10k for windows???? I'm not sure about that part of the country but here in Kansas City it's 300 per window which includes labor.

Does the repair add value to the home I.e. Rent increase? No then it's unnecessary cost to you for a less than stellar tenant. I think you have already figured that out. Time to go with your gut and say no.

I assume you are talking about multi units not actually roommates. House hacking is a great way to get your foot in the door and basically having your neighbor paying your mortgage. You also don't have to let them know you are the owner, just portray yourself as the property manager.

This seems ridiculous shouldn't that be part of what you are paying them for.
