Comparable RENT?
Crime RATES?
School District?

After a long visa process, lockdowns, travel restrictions and more, I am finally in Minnesota and ready to start pulling the trigger on some deals (Just need to find some first :P ) 

Just wanted to say Hi and looking for a great area in the twin cities and surrounding towns to start looking for a cash flow heavy rental area.

Anytips, advice or even food recommendations for the twin cities would be appreciated!!

Thank you everyone for responding. It's given me alot to go off. Unfortunately not being in the country..yet. I am just in the massive education and knowledge stage so I can hit the ground running day one. So this is all super insightful. I have noticed how helpful and high spirited everyone is here so I test the waters with a two questions.

I am Australian and planning to move to the Twin Cities and Marry my partner (who's from Minnesota) early 2021. I have visited the state a few times but never lived there. I have a background in Trades and money saved up, so looking forward to starting in REI. So lets try:

1) If you know or work in the area of Twin Cities, MN, Any advice of areas to look into and build my Niche around them?

2) For others, How to narrow down a whole city worth of Suburbs to a small Niche to focus on, if you have never lived there?

Any Help or even a Hello would be super appreciated :)
