So far we are liking it.  Our tenant just moved in yesterday and the application/screening process was easy enough.  I like that I can add questions to the application.  I also like that I can easily track expenses per property.  I used a bigger pockets lease specific to my state that I tweaked a little and uploaded it instead of using their agreement.  Our tenant make first month and pet fee payment on the platform and didn't report any issues or bulk at the $2 fee.  If someone does, I will simply reduce their rent payment by $2 and eat the cost for the convenience.

We are using Innago for our tenant applications and screening.  Does anyone know about how long it takes to get a completed background, credit, and eviction check back?

Jason Wray, we are looking for another primary home. We have a personal emergency fund for 3-4 months that I would like to keep separate from the rental, and also, we have enough for the next primary home down payment (5% down).

Hello everyone! We bought our first home almost four years ago, and we are finally going to make it our first rental. We have saved like crazy and are looking to upgrade in space. The question I have for everyone is, How much should be left in savings for a single-family home?
