Hello everyone,

I live in Virgina, in Norfolk city and I was looking for a reliable contractor to remodel and perhaps do addition on my newly purchased fixer-upper.

Can you please recommend me a contractor that you already worked with.

If you don't know any contractor, please recommend me an electrician, plumber, painter or carpenter. I will try to manage the project my self. 

I appreciate your help

We have done this in the past, but always have an officer of the company sign off in the lease and that xxxx will be the only one residing in the property. Your lease should state that this home is for residential purposes only.

They should be able to pay online from their business account, just like they pay other corporate bills

We require all tenants to have a renters policy and you named as additional insured or additional interest so that you get notified if anything at all gets changed

If there were any issues such as higher business traffic in a quiet neighborhood then I'm certain that the neighbors would have complained since no street parking was allowed. 

If the company went belly-up then what's my recourse. From a legal standpoint, a business entity is separate from an individual.

These were just a few of the concerns. I just think that if a business wants its name on a lease, then they should be in an area zoned for a business.  

It may be safer for you to put the individual's name on the lease even though the business is writing the rent check.

Hi all,

I used to rent my home on Airbnb and recently received a request from someone interested in renting my house. However, this person is requesting the rental on behalf of his company. (it’s a legit company). the rent is for 8 month and it's all furnished and I wiil cover the utilities myself.

Can I use the same Residential Lease Form for an individual and a company?

I would like to send the lease agreement, but I want to ensure that I am considering all necessary factors.

My questions are:

  • Do I need to use a different type of lease agreement?
  • The company is paying by check (for insurance purposes), is it common?
  • Do they need to obtain a renters insurance to protect their personal property.
  • Do I need a proof of insurance from them.
  • How do I make sure the company is liable for any damages?

Noted. I actually had the intention to get the permit. However, I had no idea about the address. Now  I do.  Thanks for the tip.

If you aren't some people have done a "123 Main Street Unit A" and "123 Main Street Unit B" type of scenario. Make sure it is properly labeled and go from there. Sometimes the post office has a problem with it so you just need to be aware of what's allowed in your market.

Hi all,

I was thinking of buying a 1 story house and adding one story tp make a Duplex.

My question is, how am I going to do with the mail box. Are both the tenants from both units will share the same mail box?

Does nayone have an idea how I can hanlde this?
