Hey @Robert Guarino I'm not super familiar with that market but the overall framework you are talking about sounds like it will work well.  The question will be if you can leverage that 300K into a 2 or 3 unit, or even 4.  As long as the location was in the path of progress, and the units themselves had already or the ability to add features like off street parking, in unit laundry, etc.  I would think your plan could work.  what about columbia is catching your eye?

@Jordab Ohana if you are trying to break into the commercial broker space and are interested in industrial I'd suggest starting to show up to the cre meetups in your area.  If you can find a current broker to bring you along that's likely best, but just going to events like that will show you the players in your market.  Short of that most small boutique brokerages are dying for help and likely don't have the time to look. Finding one of them and making yourself useful will go a long way.

@Jorge Vazquez thanks for sharing and putting this together.  I just spent some time in your market, specifically out in Pasco county, and man is there some growth going on there locally!  really fascinating.  

Really like the sentiment around being flexible and creative to get a deal done, I agree, it takes looking at things in a slightly different lens to make them come together currently and I think that will continue as we get into 2025 as well.

we've generally seen a more balanced market here in central OH.  Especially in the "investor" areas, buyers are being more disciplined and we are able to pull some levers to get decent deals done for the buyer.

@Chris Berezansky sounds like a cool project, what is the ask here?  do you need help obtaining the data you are talking about?  

We do a pretty good deal of site selection with data behind it and use experian as a data source.  its not cheap but its pretty good data.  

Do you need input from specific property owners or market experts for your "granular" data?

Don't know about anyone else, but I feel like my personal daily battle is between doing what is urgent and fuels my raging undiagnosed ADHD, or what is actually important.

I've done a ton of work on this over the past almost 4 years, and still am nowhere that I think I need to be, but I'm at least getting to a level of awareness I don't think I ever had before and that is a win in my book.  

Came up with a little mental "que" or montra if you will the other day while driving to help me through those tough mental days, and wanted to share....

"act with urgency on what is important". 


IDK why but it really helped something something click for me mentally, so maybe it helps someone else too in the daily grind of the whirlwind.

Great points from @Doug Smith and some I will be leveraging in my own work.

We do some "pitching" of startups to landlords and while not a 1:1 comparison we generally also leverage the credibility of the team or consultants that the startup is using to mitigate their risk.  Its generally retail medical operators, so we include things like the market dynamics for our use and why statistically the market and location of the site will be viable form a business case standpoint, and speak to how the startup has enlisted the help of an EMR or other such consultant to help in their general rampup and ability to bill/get insurance contracts.
