To add to others suggestions...

Try to look at properties that have sold within the last 6 mo's. and also are...

  1. 1) The same property type as the subject property
  2. 2) Similar property size/features to the subject property
  3. 3) Proximate to the subject property

Is this a deal you have under contract to purchase?

Following what others have said, below are some ways to curate a list of HMLs...

1) BiggerPockets --> Build Your Team --> Hard Money Lenders --> Filter by state (IN)

This is a reasonable starting point.

2) Local REIA/other investor meetups.

You'll be able to get referrals from other investors, and also sometimes meet local HML reps.

3) Googling 'Indianapolis hard money lenders'

A reasonable way to add to your list of lenders. You'll get both paid and organic results.

A few suggestions for curating a list of lenders...

1. You can call local banks. Local banks are generally going to offer cheaper financing than hard money lenders or individual private lenders.

2. For hard money lenders

1) BiggerPockets --> Build Your Team --> Hard Money Lenders --> Filter by state (GA)

2) Local REIA or other real estate investor events. You can meet hard money reps at these events, and also get investor referrals.

3. For private individual lenders

1) Local REIA or other real estate investor events again. Individual private lenders will sometimes attend these events to network with local real estate investors.
