I build my buyers list by posting each property I get on every platform I can. Even if I have a buyer, I still post it, and as buyers contact me about the property, i tell them that property not available, but I have a conversation with them about their Criteria. Then I ad them to my email list and stay in contact with them. It has help me build a nice buyers pot! Good luck!

Something that I haven't seen many people do, but it's so efficient on the disposition side of my business, is to network and connect with active agents in the area. You could connect with those who have investor clients by looking for sold flips on the market and calling the listing agent or the buying agent if it's a fixer-upper. I would pay 2.5% all day for an agent to bring their investor buyers and work the transaction together. I provide huge value to them by delivering a product for their clients, and they provide huge value to me since I get more eyes into the property that I'm selling and am favored from an already built-in relationship and trust between the agent and buyer.
