Post: Land Investor Using a DBA to Purchase

Hello,

I am a land investor who has been buying and selling land on the side. I recently have started to take the business much more serious and have started to put systems and processes in place. I have an LLC that purchases and sells the property that is based out of Florida. We have a website where we sell the properties along with other marketing channels. I just recently started a DBA through that LLC for the purchasing side of things, as sellers always ask what company are you with. We will now have a separate name, logo, website, and marketing for the acquisitions side of things.

So with all that being said, my question is can I sign a purchase agreement with my DBA? If I am telling land owners my info and name of the company is my DBA, for example "We Buy Land," but then when I sign the purchase agreement I have a different name as the buyer, for example "Land For Sale," it may seem a little sketchy. I would think I could sign the contract using my DBA but in the closing paperwork it will show as "Land For Sale DBA We Buy Land." Thanks for the help!

We do a couple million a year using exclusively DataTree (First American) Data. We've tested a few others but find them to be the most reliable for Vacant Land.

If you're doing enough volume you can explore contracting with them directly. I've seen people get really competitive rates that way. You can also set up with someone front-ending their API like Prycd.com. Prcyd pricing is pretty competitive for most people and offers additional value like some data scrubbing and valuation Estimates.

The only other service I've seen people using lately is LandVision (LightBox). We're personally testing them right now to see if the data quality is high enough to switch over but the jury is still out.


 Following up on your opinion now that you have had some time using LandVision. Who would you recommend at this time?

Hello @Clay Lehman. Thanks for the advice! Audiobooks and BP podcasts are in my ear all day long. I am in the site work and land clearing business. We expected our new construction builders to slow down but we haven’t seen it slow down too much surprisingly. I am about a week out from finishing the remodel on the house. Excited to finish and get it rented out. I would love to connect sometime! Let me know if you ever need any land clearing or trees removed. I’d be glad to help!

Hello Bigger Pockets members,

My name is Michael Hopkins. I am 24 years old.I am a new investor in the Ocala, FL (Central Florida) area. I Have listened to almost every podcast and read many of the Bigger Pockets books. I first was introduced to real estate when a family friend asked me to property manage his rentals. I had and still have a full time job in construction, so this was just something I did on the side. He didn't really have much structure and i was kind of just thrown into it. I slowly got the hang of things and then ran into Bigger Pockets to answer many of my questions. I got the "real estate bug" after I started listening to Bigger Pockets podcasts.

I am happy to say that I have closed on my first buy and hold SFR. Probably not the best time to be involved in your first deal while dealing with a global epidemic (Covid-19.) I closed on February 7th and I am currently about to finish my rehab. I hope this virus will not affect getting a renter in the home. Ocala is a hot rental market so i don't think it will affect it too much.

My goal is to grow a real estate portfolio large enough to match my current income. I am in search to find another deal before the end of the year. I have a private lender that is ready to do another deal with me. If anyone in the Ocala area has has any SFR they are looking to sell feel free to send them my way. I would love to connect with more investors in the area.

Hello, I am new to investing and came across this hard money lender on Facebook. The terms seem too good to be true. 100% financing with 5% APR interest only payments and 2.5 points. Points will be returned upon loan repayment. Can anyone tell me if they have used this company before?
