thanks, Jennifer for your response.  I'm selling a business, and should come away with about 50K to work with.  I was thinking about using that money for a d.p. and renovation costs, and finance the home with a hard money lender.  or something like that. 

my idea was to try a couple fix & flips to raise money, then buy a rental property, and repeat that process.  maybe 2 fix & flips, then a buy & hold, and repeat.

I'm thinking about fix & flip in Lopatcong Twp (near pburg).  there is a descent school system, and you can get a nice 3bed/2bath house for around $225 - $250k (arv).

I can do a lot of work myself (paint, fixtures, etc), and would need a pro for major work.

I'm really a babe in the woods when it comes to this stuff, and certainly appreciate your feedback.

have you heard anything about lopatcong?  or has anyone else had experience in that twp?

thanks, jameson - I will be perusing the site, and have been reading up, and going to auctions to observe.  now I'm trying to get plugged into the local scene, and figure out how successful people do their voodoo.

Hi everybody - this is my first post.  I'm about to start looking for a fix and flip property.  I live in Warren County, NJ, and have good familiarity with Hunterdon County as well.  Does anyone know where are some good areas for fix and flip nearby here?  Any feedback would be greatly appreciated.
