 I'm also interested in this answer. I attended my first trustee sale last week and was told by an auction.com employee junior liens would transfer with the property. My understanding is what has been said already in this thread...only super liens transfer.

I get 2.01% up to 50k at Coastal Federal Credit Union. You have to join a selected club and have 30+ transactions a month but it's worth it to me.

You should talk to your accountant to see if having an LLC will benefit you tax wise. Everyone is different. There were advantages for me, but I had to structure as a corporation taxed as an S corp for real estate. I have other businesses/LLC's that there's no advantage.

Don't let pennies get in the way of making dollars. If the numbers work, they work. The question is why hasn't another investor pulled the trigger in two years if the numbers are that good?

@Terri Pour-Rastegar Thank you! I have the same experience with particle board. As a GC, I avoid it at (almost!) all costs!

@Ramez Qubain I've just recently heard of these and want to check them out. From what I understand, they are real wood and are priced like press.
