I'm just reading off their website but it did seem really optimistic . But I've never done due diligence on a rental before so I'll definitely dig in deeper and I really appreciate your advice .

Hi Nicholas. Per their website, with a purchase price of 219k, 30 year fixed at 6.5%, renting for $1,850  a month, monthly cash flow is $508 a month. And they are projecting an annual rent increase of 3.29% per year over the next 15 years

Im considering buying a turnkey property from Mid-South Home Buyers. They have a good reputation from what I've seen but does anybody have a long-term track record with them in Memphis or Little Rock.

Appreciate any advice.
