An umbrella policy is an insurance policy for everything you own but especially helpful for RE.  It's basically a backstop against anyone that sues you for anything that happens in the rental property, (or car accident, or slips on your icy driveway).  The umbrella will/should cover any additional amount that your basic policy wont.

LLC/Umbrella are different tools. My accountant recommends putting all rental prop into an LLC for the reasons above. It somewhat limits your liability in the LLC, not entirely, but somewhat. Also, my lender now won't refi one of my rentals without a score above xxx because I own too many properties. Not saying the LLC would avoid this, but it seems it may help in my case.
