New experienced BH member from Indianapolis Indiana. I have a house under land contract and it is coming due. I am looking for non bank ways to refi the contract. House is worth 105k and I have under land contract for 82k. Equity is there just looking for ideas on purchasing this house.

i currently manage all my properties myself to save money. I need a maintenance man in indianapolis, or a cheaper route to have properties managed by someone. Any ideas would be appreciated. 

I own 12 rentals at this time and always looking to add. I am looking for the best way to collect rent and keep everything organized. Thought about mailing, but then the tenants say they mail it and I don't receive it till the 10th. Driving to collect gets aggravating because i feel i am on their schedule. Any ideas would be appreciated. also looking for an app to organize receipts for repairs and fuel. thanks in advance.
