Get the deal first. This way it shows the lender you actually have a potential deal and are talking real numbers and not "what if" numbers. And if all else fails and you cant secure funding on your own you can always JV the deal.

I would say to start in the Springs. There is a lot of potential here and if you happen to find/get deals in the Denver area it's not to bad of a drive (an hour maybe 2 if traffic sucks) but there are plenty of deals here in the springs as well as Pueblo.

The only reason I think you would want to consider a Hard Money Loan if you have an approval from a bank would be if you are needing to close quicker on the purchase of the property but other then that I don't think a Hard Money lender would be able to give you as good of rates, fees or terms as the bank.

Stephen, who are you dealing with at RCN?

What are the excuses they are giving you?

Are they saying they need another appraisal because the 1st one is 90+ days old?
