If you purchase a home cash and it need about $30,000-$40.000 in renovations. What is the best method to get the renovations done would you take your time  getting it done by using your own money or try to get a loan to get it all done.

I am a Realtor in Greenville, SC and now is the time for me to start investing in real estate. I am trying to figure out the best way to enter into investing . I  have some money saved up, but probably can't get a loan due to my debt to income ratio. So what kind of investing should I start doing first.
