Hey all, been slacking on my RE journey recently and would love to join a group of like minded people to be able to bounce ideas off of and just generally be able to help each other out along the way. @DJ Richmond and I have met for a beer or two a few months ago and have chatted briefly since. Living in Dorchester with a friend and searching for my first multi still. DTI is a little high and working at bringing that down. Just started a new job thats about 80% work from home so I have expanded my search southwards towards RI where there seems to be much cheaper options.

Hi BP, I was just recently driving through Maine on my way to a pond hockey tournament and my wheels started spinning thanks to my involvement with this amazing website. I was searching through some of the typical RE sites, zillow & realtor and wanted to see if I could reach a RE agent that could give me some more insights into the housing markets in southern Maine. Lewiston/Auburn areas look like decent potential Multi-Family investment areas.

I apologize in advance if this type of post is against community standards in any way.

@Jesse M Lapierre Thanks for the insight. Have been told that tenants in MA hold the power so it is definitely something I will keep in mind going forward. Have also thought about investments elsewhere, while I know I don't necessarily have to move somewhere else to invest, I could easily relocate to another area of the country to invest in potentially a cheaper market. Good Luck!

@Charlie MacPherson Ok thanks for the clarification. I thought thats what it might have been but didnt want to assume and be wrong.

I was unaware of the wholesaling as its presented as being illegal, good to know that. Dont want to run into legal problems right out of the gate.

Thank you for your help.

@Charlie MacPherson Hi Charlie. I definitely wasn't looking for a multi in Norwell, probably couldn't afford it even with some of the financing tricks I have learned through BP.

Thank you for the tips on where to look for properties. Hadn't really thought about the Plymouth area but I will be sure to look around there. I had been looking in that Brockton area you suggested, abington/avon/holbrook side, and just from having been in that area for a couple years, went to Massasoit, I did know that was a nicer section of Brockton.

Another thank you for the info on wholesaling in Mass. I will read up on that law once I get home today. I will say im not especially surprised that it is illegal in MA.

Could you just clarify for me what you meant with the fix & flip piece where you said '3/1'?

@Jay Helms thanks Jay. My personal accountability resides in my notebook i carry with me everywhere that has my SMART goals written down and broken into actionable steps I am taking to move myself forward. I am looking at probably 10 properties a day online (realtor, zillow) and I am connecting with my real estate agent today, listened to the BP webinar with @Brandon Turner wednesday night and he challenged us to get an agent and get on their email list.

Hello BP family! Been on BP for a few months now and this is my first post in the forums. Wanted to say hello to everyone and sort of put out there my Real Estate goals for 2019 as a bit of motivation for myself as well as accountability from everyone on BP. I have been reading posts and listening to the podcasts and had attended some of the live seminars recently and it has really motivated me to look for my first property. That leads me into my goals for 2019: (1) Is to purchase a multi-family home that I can live in one of the units and rent out the other(s) (house hack), (2) wholesale 3 properties in my area (south of Boston), and (3) attend at least one live BiggerPockets Webinar each week. Thanks everyone looking forward to a great year.
