Thanks all, This is the house I currently live in and I was wondering if I could Refi and make any good cashflow from keeping it and renting it out but the market here may not support more than 1349 on rent. I could probably push that to 1500 and still get it rented and push cashflow to $183 or so. But I feel I would do better just selling it outright and stick $75,000 in my pocket for the next BRRR deal.

I have been offered above my asking price on my home, and I have not listed it as yet.  How do I make sure I have all the correct paperwork for selling as a Home Owner in the state of Texas?  I know I should use a real estate agent but I do not want to and want to learn this process myself.

Anyone have pointers for using listsource as part of my marketing and list building tool?  This site has so many options for building a list; I am really just looking for someone that uses it and can tell me what to avoid and what works.

Is there a licensing agency that issues  real estate sales license for multiple states?
