@Ryan Hilbun - take a look at Airdna.co for Airbnb data and do a broad search of Homeaway.com based upon our actual location. @Zane Belden you will for sure want to check your HOA CC&R's, however AZ's governor did sign into law a statute to make VR's legal however to my understanding these can be over-ruled by HOA's.

I have (2) VR's in Scottsdale, both of which are consumed February and March by "snowbirds" from Minnesota and Wisconsin. You'll likely have much success should your endeavor for the time period you are referencing.

I couldn't agree more @Kyle Gale.  I just sent you a PM to connect and it has my phone number as well.  Let me know when you have a few minutes to connect.  I reside in Denver and just returned from AZ this morning.  I know a few other property owners/managers that are looking for solutions that share our sentiments.

You may also consider Crested Butte - also a destination area and becoming more and more popular.

@Bruno C.  I've used BeyondPricing for Airbnb and Wheelhouse for Homeaway/VRBO.  BeyondPricing worked well for Airbnb espcially during off-season.  Wheelhouse is "OK" but I haven't seen the same level of activity that I received from BeyondPricing.  I have recently started pricing my own based upon my booking history and similar homes in the area as @John Underwood indicates.

@Francois De Gourville - I really like this idea and I've seen it applied commercially in Europe.  I'm also passionate about green building & green real estate initiatives.  I also agree with @Sean Kollee in that I've been challenged not by zoning restrictions or laws, but simply local building codes while using "alternative" materials, permitting delays, engineering letters, product testing, MSDS sheets, etc....  This has added significant cost to a commercial remodeling project near completion with unforeseen  financial consequences.  Tread lightly - I will for sure next time around.

Yes I do and my properties do have HOA's with varying degrees of acceptance but will have a terrible time getting the CC&R's changed to prohibit them because AZ's economy is very reliant upon tourism. My locations have numerous VR's in them so it will likely not pass a vote for change. That said, there is still a potential threat but it's a risk I'm willing to live with for the time being.
