Has anyone here had luck renting a property and then hosting that property on Airbnb or VRBO?

I am aware you can't just do this with any property. Looking for tips on how to find a similar property or what to specifically look for.

I was recently dumped from the wholesale company I worked for due to them hiring VAs to minimize costs. With that being said, I am taking the sign and looking to get started wholesaling on my own. I am looking for any advice and pointers you all used to get started. As well as the most wholesale friendly market. I have worked in acquisition in NJ, ATL, and MD for the past year with the company I worked for. Should I stick to NJ or is there an easier market for a fresh face to get started in?

I am also open to speaking with anyone who is looking for someone to run an acq team for their company.

For the past year I have worked for a wholesale company that worked in the NJ market. A week ago I was let go with no notice. I was the only acquisition consultant who lasted the whole time. I was only let go due to the lack of cashflow and the company hiring VAs to do acq. I am looking to get started on my own or to partner with someone who is looking for someone to get properties under contract.
