Im trying to buy my second rental but given the current market I want to make sure Im not going to be over paying for a property since im using the BRRR method. How do you estimate the ARV of a property to make sure there is adequate profit. Do you just look at similar properties or have a contractor assess the house and provide some insight.

I am an investor, currently have one duplex. I overpaid a little but but it has a positive cashflow of about $440 a month. Im trying to focus on getting a better deal upfront on my next deal. Im investing in the Rochester, NY area.

Im new to investing, but what I'm seeing with this market is that's tough to get a property with good margins. I feel like the best opportunity is to get houses off market with less competition and more upside. Any thoughts on how to get deals off market, wholesalers, driving for dollars, etc. Any help or advice is much appreciated.

Post: Rochester NY Contractors

Hello all,

Im new to real estate investing in the Rochester, NY, area and currently have one Duplex. Im looking to start expanding with the BRRR method and need to find a good general contractor to work with for estimates, work ETC.

Anyone have any leads?

I currently did all the renovations myself on my first unit but it took me about 8 months since I have a full time job. I figure to scale my portfolio faster ill need to start working with contractors to speed this up.

Thanks in advance.
