@Preston Gealy I am a waterproofing contractor in the Cleveland, Ohio area and I will tell you to do it from the exterior. The additional $$ is worth it and let's be honest would any of us want to buy a property with a bandaid repair? Do the right thing and waterproof from the exterior and it will benefit you in the long run always.

Thank you for the kind words.  It was definitely challenging during the pandemic with price increases/long delays for materials but the hot housing market sure made it all worth it.

Hello All!  I am looking to take over a single family rental property from a family member who doesn't want to sell but doesn't want to deal with finding tenants and all that.  I was wondering what is a good app to post listings, screen tenants, collect payments and all that without having to hire a property manager right away.  I want to be involved in the process and do the work myself and see how it plays out.  I am local to the property, which will make it easier.  What are your thoughts?  Thanks.
