I did wish to know what both you may know out ARV's @anthony @Tom V.?

I am finding it difficult to adjusting the correct amount per category I.e. the square foot difference between 3 comps and the price it changes based on the subject property? Same goes along the other fields; patios, bathrooms, bedrooms, porches, fireplaces.

Anyone got any advice?

Good afternoon Lindsay,

Thank you kindly for your reply. At the moment i am looking into some multi-family dwellings and trying to reach the 2% as close as possible. the main issue i am having is: (a) knowing whether the area is good (b) finding the previous rent for each unit can be quite difficult.

I am reading like tomorrow is the end of the earth. i can see how finding the illustrious 2% property is difficult but they are definitely out there with a good $100-$200 Passive income per unit. 

Any light you may be able to shed for me Lindsay ? How are your investments going over there?

I am chasing a program or site that may show a properties previous rental history or what the going rate is for that area.

Can someone please point me into the right direction :)

Hi all.

I am new to the property investing game. My previous experience is in buying and selling businesses. I am located in Australia but that doesn't mean I will only do property here. I would love to go abroad but before I get ahead of myself, I have done much research but what better advise is there than directly from a horses mouth (so to say). 

Can anyone refer any (their best if possible) books/information or just general advice to get me on the best road?
