Hi all,

I'm from north New Jersey.  I enjoy and learn so much from bigger pockets blogs.

I'm fairly new to the re community, although I did research and invested in single home rental several years ago out of state. It has done quite well up to date. I took the license REI course in NYC.

 Currently, looking to invest in small Multi family or town houses in your average working neighborhood where numbers can make sense to me. 

my biggest goal now is to get over my first deal!! lol,will update shortly after!

Had a question about the math on 'Betty's house' offer. In order to get a realistic cap rate, why wouldn't l divide the NOI of 7896 into the ACTUAL cost of the project which is 93,500 getting a cap rate of 8.4%?
