Thank you for commenting, Tim. This was one of my first property analysis and I was playing with the numbers. I meant to put 5% on Vacancies, repairs, and capex since everything for the most part is up to date and the property already has tenants. (that is just my guess) How much would you have put away for each of these? Also, the taxes were autofilled since it was already uploaded to the mls. I know now that this wouldn't necessarily be the right deal for an investor though.

I am currently in the process of creating a stable morning routine too. I usually go to work at 7. However, most days I wake up at 6, read 10-15 pages of a book I am reading, do a long stretch (I do package delivery at FedEx) then write a to-do list of things I want to do when I get back from work. Like you I also have a scribing book, I am not too consistent but I write down what I am grateful for whenever I see the book. I would like to start fitting more things like your Silence, Affirmations, and consistent Scribing steps. I think I just have to start waking up earlier lol
