Have not personally used this one, but having your own direct website that you can have guests book through is an awesome way to reduce fees for both parties. You can also organically and use paid ads to push people to your site, and you can contact each guest that you get through Airbnb or other sites and suggest that if they want to book again with you that they do it direct and you can even offer them a 10% off to incentivize this, if you want to check out an example website you can visit, bespokestay.com

Typically I would charge 150 non-refundable pet fee for additional cleaning needed after checkout. and any longer reservations I would bump it up to 250. We rarely see the damage left which is good because we keep the additional income and no new reservations need to get canceled.

The first thing to consider is do you want to do the work yourself or hand it over to a management company, you should always run numbers as if you would have a management company anyway because the plan is at some point you will need a management company because you will have too many rentals. If you want to do the work yourself first then of course it would help to be much closer, otherwise, you'd want a "boots on the ground" person who can handle quick little things, so you'd only need to go out to the far property if there is a bigger issue.

There are always tons of good websites you can visit that will quickly tell you the legalities, or you can always call the zoning office/Township or HOA's and they will tell you for sure if they allow it or not. For finding properties I prefer the MLS or Zillow or trying to get on an agents list with some networking. As for running numbers, I use price labs specifically for Short term rentals, which I specialize in. Let me know if you'd like me to run some numbers for you and I'd be happy to!

Yes, Zinus is my favorite, I work in property management of STR for over 200 units, and we have an in-house designer that I work closely with and he is always raving about Zinus brand everything, they are great and have great products!
