Terry R. I agree with Brian Mathews I'm a hvac contractor too. Sounds like its not worth repairing any of it and not spending the money for a 16seer. You can get way better pricing for replacement. Find a small company and not a franchise to get a good deal. You could put a 13 seer contractor grade or one step up in your unit that will work for the space. Ok average I charge around $3000 for a mid range AC install. This does not include any ductwork. That can range from $1500-$3000 depending on the space. This doesn't include any drywall patching or whatnot. Good luck.

I would estimate around (per unit):

$1250 - Paint ($1-1.25sqft)

$500 Cleaning

$3-4 Kitchen/Bath Flooring (Lineolium)

$15/sqft Carpet

$400 Hardwoods

This is a rough number if I were to look at one unit at a time. If I knew I would be getting all four units I could discount some. Also setting up different accounts for bulk pricing helps. You could save 40% on paint here. I have a carpet contract for cheap renters grade carpet and install for 30% less then above etc.

Matthew Dovner I second J S cott use your past two years and average it out. Hire a $10/hr admin to sift through all your project budgets and house sq footage to create a report. You can easily estimate paint, flooring, basic fixtures etc. $1.20 interior paint. $2-3 flooring etc If you want a word document pm me and I can send you my basic sheet that I use here in Portland,OR for all my bids.

As a licensed mold inspector and remediator it sounds like you have no serious issues and tenants are complaining and seeing normal mold spores in a bathroom and using it as an excuse. I personally would hire a handyman to get some mold killer and clean the surfaces with it for a minimum charge of day $200. If you give into this repair that's not needed what will be next?

@Account Closed I am in your boat. I am new to all of this too. I would continue networking with people on BP and tell everyone what your doing. In the last week of my new journey I've connected with a few friends and family that will be potential investors, I am a GC so I will take care of rehab, and read as much as I can on this site. I do whatever manufacture recommends on my jobs so I can gain their warranties and I can warranty my work properly. If my guys did that I would have them pull it up because I can't warranty it.

I did not use to put thin set on before I knew about it and haven't had a call back.

I probably would leave it since you have adequate subfloor and either ask is next time or find another tiler. Theres plenty of people out there that do good work that will take direction.

@Ace A. The average kitchen remodel in america is around $30k.

With this I would say:

$10-30k Cabinets

$1.5k Cabinet Install

$3000 Granite (Starts at around $35/sqft)

Appliances: $5-20k

Framing/Drywall: $1000

Replumb Gas: $750

Replumb Sink Drain: $1000

Floor Repair: $250

Backsplash:$500 +Materials

Thierry Van Roy why don't you bring in contractors during your inspection period? Either way you are only loading inspection money rather then guessing on something that could be 100s thousands off. Inspector should flag any non code compliance issues and general and any other contractors you bring in should know if it's ready to be put back together. I don't think your going to get a good answer here without detailed plans, photos and understanding of local pricing and code. Good luck!

Robert Taylor I charge $1/sqft of wall space (labor&materials). On a typical house that size with two coat of paint no priming, ceilings or trim its about $2k. Add sqft ceiling and add any prep and labor for trim and it creeps up there. Some painters will charge extra for multiple colors . The time to stop , clean and switch out tools per color slows down the process. You should expect $3-4k with materials.
