that's great. The contract mentions the portion of lease payment. Do you officially split your rents among students? Or hold the guarantor liable for all of it?

Can you clarify a guarantor? Isn't that essentially the same thing? Separate contract? Since people are jointly and severally liable on a lease, I'd think that separate application fee and "tenant" screening would suffice? Thank you for teaching me!

Hello OKC-area investors I'm a newbie. I'm looking for some leads for handymen and more specifically someone to help with some new kitchen and bathroom countertops in a small (<1000 sf) home in Edmond. Currently peeling Formica, and looking to replace it. I've thought about other solid surfaces, but not sure about cost vs benefit in a rent home. Anybody have some good names? Thanks

I finished residency about 21 years ago. Most of the comments are spot-on, except the "2-2.5 years" comment about residency length. Residencies are a minimum of 3 years and often up to 6 years after medical school. Agree that most loans are deferred until after residency, with only very rare exceptions. I've got a question myself: I have a young family (Physician Assistant student) on student loans only. I'm sure I can get documentation of their bank deposits and student loan amounts, and speak with their training program to see if they're stable. But should I get a cosigner for the lease since there really isn't any "income"?
