Hopefully I'm not counting my eggs before they hatch but I'm talking my Florida Real Estate exam on the 18th of November and I'm hoping to get a little guidance from other licensees or investors. I do not want to become a full-time agent. I know some people also get a license for MLS access and to do a couple deals per year. This is also NOT my intention. I am seeking a career in real estate, but I'd rather find something more analytical or something working for/with investors. I see myself more in acquisitions, transaction coordination, or something more data driven. Aside from that, another goal of mine is to become proficient at finding deals. That way if I utilize wholesaling as an exit strategy, I'll have the credibility of being licensed.

I feel pretty foolish posting this but I'm hoping some of you can inform me of less conventional paths of RE professionals.

We just closed on a SFH in Port Orange (so we're next door in Volusia County).  Hoping to go live in a few weeks, so can't speak to results yet.  We got insurance through Proper.  We bought a home that will be primarily STR but could switch to MTR if needed. Let's stay connected and I"ll let you know how it goes! Would love to hear what you end up doing as well!

Im wondering if anyone out there is having success with a MTR in the space coast area of Florida. Im having trouble obtaining STR insurance after Ian, so I'm leaning towards MTR. Wondering if the area is conducive at all. Anyone in a similar situation please feel free to reach out

I’ve gotten a couple quotes that weren’t great for short term rental insurance on my home in Cocoa, FL.

I’m hoping a broker in the area might be more helpful. Anyone that would like to connect in the area as well, feel free to reach out

Looking for some help obtaining STR insurance. The two quotes I got are really not looking good. Any help or connections would be great

Got my first quote for STR insurance at $4,190/yr. I'm wondering if there are better options. Could I just add general liability insurance to my existing homeowners? Or do I just need to bite the bullet ?

As far as the local area and permissions, it is somewhat complex to figure out, rather than a blanket policy. Call up the municipality in the area in which you want to operate and ask. I called Rockledge and they have a code on their books dis-allowing STRs. Same for Satellite Beach, Indialantic. Melbourne Beach is a yes, but they require a fire inspection and $500 per property as well as an application...and more. Indian Harbour Beach is similar to Melbourne Beach, with hoops to jump through. West Mel has a 30 day minimum. East of A1A has different rules, and condos or HOA areas have their overlays on top of the municipality. Then you have unincorporated Brevard...

My wife and I purchased out home in 2021 w/ an FHA loan. After a year and half, we're ready to start using it as a STR while we house hack with family. We don't earn a lot of money from our W2 so we've been patient and want to do this right to keep the ball rolling.
I’ve read up on requirements for my market (Space Coast area in Florida) and I understand I need to get a business tax id.  However, do I need any license to do this legally? Also do I eventually need to refinance my FHA loan if I’m not living in the property? Our interest rate is only 2.75% currently.  
Any other steps I need to take or advice would be greatly appreciated. Thanks!
