Sorry to waste anyone's time but I have to know.  Especially since I never new a whole wholesaling company would be profitable it seems like more pressure and competition to me!?

Good morning!.  I care to hear your feedback?My name is Mike and I am an upcoming real estate investor.  Upcoming because I have not gotten my feet wet yet, but have been doing the research, securing the knowledge from books and taking a real estate class.  I feel at this rate I will get to the next level which is closing my first deal.  I hate to waste your time with my real restate history, but I found BiggerPockets around 2 weeks ago which lead me to a website called Myhousedeals.  Upon registering for an account I entered my phone number and someone from New Western contacted me and said that I requested to get contacted.  Which I am pretty sure I did not.  I am happy for some kind of help, but understand that all help may not be good help!!

My thought!!!...

Like if, I want to wholesale why would I network with these guys that obviously have it figured out already and are ultimately my competition.  Don’t get me wrong doing a deal with NW over Joe Smo could be beneficial if they would be willing to split the deal with me or are just willing to let me experience a deal from start to end.  But I feel that they will have fees that maybe disclosed but would evidently cut into the 50% deal.  (Application fees, consultation, clearing titles, etc.)  Would the risk be justified if only to secure my first deal I mean they are initially supplying the leads and suppose to follow through until the deal closes? (When reassigning the contract depending on the deal I won’t be able to tack that big of a fee onto the deal anyway).

My questions are as follows:?

  • 1. Should I meet with them ?
  • 2. Do you feel that as a wholesaler this avenue of approach would be beneficial?
  • 3. Has anyone done done any more business with them since your first encounter?They say they have multiple agents on site maybe there are REI among their ranks.

I know it doesn’t hurt to go talk or network with people because you never know who you can meet, but I can be a push over sometimes and would want to leave knowing that I didn’t buy something I won’t use or get in a situation that may cause me money that I don’t have.

Sorry for the Long message, but any light or information you may be able to shed on this subject of New Western would be greatly appreciated.

@Rachel Leonard sorry for the slow response been a little busy this past weekend.  I hope you enjoyed yours and had a good V- Day.  I have started listening to the podcast and I have been trying to search through the forum post that I think would most benefit me, but I cannot lie and say that it isn't a lot.  I treat it like homework and the funny thing is that no one is telling me to do it.  I do have a lunch-in that Azeez K.  has invited me to and I look forward to seeing the turn out and meeting like minded people like myself.

I would like wholesaling to be a means to an end for me as well and I wanted to clear up some more of my student loan and credit card bills before I use my VA Loan. I do not have funds saved at this time or any kind of savings and that is another reason why I chose to do Wholesaling first. I really think if I can get my first sale out the way it would help me build the confidence I think most people lack during start up.

I would like to send you a Colleagues request and start following you if that is alright?  I do appreciate the time and the response.  I haven't found my first sell yet, but I have faith that I will soon.  Until next time

@todd Campbell Thank you sir!  I am not familiar with GaREIA, but i am looking it up as we speak.  I am noticing that everything in Atlanta is competitive.  Any advice for a new comer?

@Antonio Coleman whats up man thanks for the greetings! I look forward to this adventure as well. I have been sorting through this website like homework lol it is a lot especially with the 100+ podcast. I been on youtube and in barnes and noble for a couple of weeks now trying to brush up on loans and my real estate history. I am trying to do wholesaling to start what part of REI are you in?

Hello fellow RE Enthusiasts, my name is Mike and I'm back.  A few years ago (06) I was married, in the military, and pretty happy.  I have always had a passion for real estate from watching HGTV to DIY missions.  Lol and my wife, hated it... 

I always understood the landlord side of things and actually rented out a room in our single family home for most of my military career (7yrs).  (Lol the part she hated) That income gave me the financial freedom that I know I miss today.  I took classes at an Exit reality company in Hinesville, Ga,  discovered how bad the market was on top of a divorce i was so not ready for and had to hit the work force.

Currently I just graduated school (ITT-Tech) for Architectural Drafting and work for a HVAC company.  

My goals in real estate is to learn as much as possible. I consider myself a risk taker, but I am also passionate about most things I believe in and give 110% towards ( I blame that on the military). I would love to find a mentor/friend to bounce ideas off, I am so ready to find my first property because win or loose it will be a win just to get my feet wet. I would still love to use my VA Loan to get a duplex or multiplex of some sort. I want to start Wholesaling first because I think initially it is the least risk, it could rid me of the rest of my debt and help me do bigger deals to tap into rentals. Im a firm believer of residuals and know that with hard work, and dedication it is attainable.
