My friend has sent us all his schedule E's filed with federal and state for all the properties and he sent the actual monthly income for the 1st quarter of this year and another with the projected income for 2019

So I am very green and have no idea where to begin. My past customer has contacted us with the desire to no longer have the responsibility of owning these properties. He has 42 total units including 3- 6 family, one 5 family, 1 single family and an office with 12 units. He is interested in selling to us and I am not going to be intimidated by this but I am green and I don't know anything. Other than reaching out to lenders, what would be the proper course of action or steps to analyzing and doing due diligence for a property of this magnitude. Also, it is not in my state but about 2 1/2 course from me. We are going to discuss some seller financing options with him but even there I am searching for ideas. He claims he would be willing to property manage for the 1st couple of years to ease transition. Thank you all

Hello my people. I am reaching out for wisdom and guidance. I received a text out of the blue yesterday from someone I don't believe I have met with a deal. I ran the deal through the bigger pockets calculator and it seems to make sense and have some good upside. It is in a rather shady, but not horrible part of Milwaukee however. More than anything, I don't know where this wholesaler came from and I am looking for some guidance on how to proceed. The wholesaler knows my name and for all I know could be from bigger pockets or the Milwaukee REIA.

Any insight or guidance would be welcome
