@Scott wolf, the building is in cooper Square. The building was built before 1947 and Tenant was in there before 1971 so it would fall under rent contol. Just trying to figure out what are the options with the rent after the tenant moves out in December. 

That's what i was afraid of, the new laws would prevent us from increasing the rent. However i don't know what the rules are for how a property falls out of that rent contol status if the tenant leaves. Will probably need to consult some real estate attorneys but wanted to get any insight first. 

Not sure if anyone is familiar with the new rent contol laws in New York but have a question. 

Currently have an apartment that has 3 units that has been under rent contol forever. They currently rent for only $500 and the current tenant in one of the units is finally moving out. With these new laws, am i able to finally increase the rent to market value or are is the apartment still technically under rent contol. I have heard multiple opinions where i would still not be able to up the rent. 

Any insight would be helpful.
