Looking Forward to it ! 

I'll be in California and am possibly starting to invest in the form of a duplex or something similar, only problem is that everything I've looked into is really expensive so any ideas on new areas to look into. would like to start smaller as it would be my first venture. Also any pros/cons about maintaining that as a rental after I move out because I plan on relocated too Texas. Should I just wait to buy in Texas and start my investing venture there or should I buy while in CA regardless of how expensive the total cost of the duplex?

Was wondering if there was meet ups in the Havelock NC area. Also Is there any where where I could search for meet ups.

Is there anywhere I could go to find where and when meet ups are in my area? Want to try to network with investors in my area.

All the advice is a huge help, I  appreciate all of the points everyone has brought up. I am super glad on got on this website to learn from successful people. 

To reply to one of the questions that was asked I started looking into El Paso. 

Follow up questions would be what's the best resource to find tenant-landlord laws?  Also how would one go about picking a location that has potential growth and sustainable economics just since I've never seriously looked into anything like that.  

I am currently moving back to California after four years in the Marine Corps and only want to live there for a bit because I want to start investing into real estate and I want to do that specifically in Texas. Just would rather raise my family in Texas rather than California. I plan on buying a duplex and living in one of the units just until I can move out and into another duplex. Any Advice for living that close to a tenant? Any Advice on what I should look at for potential location? What concerns should I be aware of that are common with duplexes?
