Second bit of advice is to get your real estate license if you plan on doing more projects. No one will sell that home better than you AND, depending on wording of the listing agreement price drops may not always be up to you.

Drop the price 10k. Small, incremental reductions, have little impact on my experience.

I am currently doing a 5,000 postcard direct mail effort in my town.  I messed up on the first 2,000 postcards and didn't leave enough room from the address label.  Anyone have ideas on how to distribute 2000 postcards that can't be mailed?  I've looked into using them as inserts in local papers r flyers but I'm hoping for a better idea.

Yes.  Always doing deals and looking for more.  We just did two in Saugus and one in Peabody over the fall/winter and have another UAG in Danvers and one in Saugus.

Remove the oil from the tank if any. Vandals stealing copper caused a 200 gallon leak and a six figure clean up. Vacant home insurance policies do not cover this type of damage.
