My first Fix and flip forecloser. That was also a grow house.

Almost done closing on my first fix and flip. Built in 2017 sf home. Exterior is a 10. Interior is 6. Landscape is a 3. My budget is 30-35k to put in to it. 20k will get it in good shape ( paint, carpet, inter door, crown molding replacement).  10k for upgrading tech, kitchen back splash, bathroom tile in the second full bathroom, design upgrades) and 5k for any surprises or cost increase..... My question to anyone who has done this is. Are the upgrades worthwhile? Or should I replace all the appliances for best profits or just get it in good condition and keep the 10 to 15k?...Targeted buyers are upper middle class family
